PARTY WALL SCHEDULE OF CONDITION

We prepare a professional schedule of condition of the Adjoining Owner’s premises either as standalone document or to form part of a Party Wall Award. The report is backed up with high resolution photography. We can even undertake pole camera footage and / or drone footage.

We can also provide advice and suggestions to the Party Wall Surveyor in respect of issues they have asked us to focus upon during our inspection or on matters discovered on site by our investigations or raised by the Adjoining Owner or Building Owner’s Surveyor.

We can attend as an independent SOC Shop Surveyor or alternatively, should you wish, we can introduce ourselves as your colleague.

Our report can utilise our branding and colours or yours. The choice is up to you.

Stock Condition Schedule of Condition

We are often tasked to undertake Schedules of Condition for landlords so they can understand how their properties are being maintained and plan any necessary repair or maintenance.

We can advise on potential issues and relay any concerns your tenants may have – all without you having to leave your office!

We are well versed in recording details of issues which are perhaps as a result of the failure of an element of the building as opposed to those caused by the tenants lifestyle.

We are also very comfortable talking to tenants and listening to any concerns or issues they may have in relation to their tenancy. These can also be relayed back to the landlord.

We are also able to test fire alarm sounders and Carbon Monoxide detectors whilst we are on site and report the results to you.

We can also undertake floorplans and hi-res marketing photos whilst on site for your future use.

DILAPIDATIONS SCHEDULE OF CONDITION

We act for both landlords and tenants in respect of dilapidation claims. Our surveyors offer clear and unambiguous schedule of condition reports to aid innegotiations and ensuring compliance with lease terms and minimising financial exposure.

We are able to undertake a schedule of dilapidations too should you wish detailing the items of disrepair.

Pre Purchase Schedule of Condition

This is a service we offer for property Investors and the Fast Home Buying
Companies. We can view the property via an Estate Agent, Auction House or private Vendor.

Our schedule of Condition can provide a unique insight to ensure any bid you make is a sensible and well considered one.

Where the Vendor is in attendance we can also seek to gauge price expectations and levels of buyer interest whilst we are there and report back to you.
